Introduction

In this dynamic environment, companies often see exponential growth particularly through mergers and acquisitions.  This can sometimes lead to duplication of resources or simply a lack of knowledge of the company’s assets, liabilities and maintenance obligations.

Our range of field services aims to help the property manager take control and answer the following fundamental questions; ‘What do I have?’ and ‘What condition is it in?’ with the detailed information we can provide, the property manager will be empowered to make informed decisions, strategise and plan effectively ensuring that obligations are met and mitigating risks to the core business.

Services Offered

Physical Asset Survey & Data Collection

Here, we undertake a physical, visual inspection of the property to locate, identify and catalogue all assets as determined in the scope.  This can be MEP plant and equipment or loose furniture and equipment as required.  Once surveyed, we would affix a suitable (interior or exterior quality)bar code sticker which can be linked to the assset via PDA/Barcode scanner.

 

Unique & Customised Bar Coding

Where required, we can supply ‘customised’ bar code stickers complete with your company name or logo.  All of the bar code stickers we supply come with a normal use, life time guarantee.

Estates Assessment

We can undertake broad brush surveys of your portfolio to establish or verify;

  • Site area
  • Gross floor area
  • Nett internal area
  • Nett Lettable area
  • Overall condition of primary components
  • Accessibility issues

All measured surveys would be undertaken to RICS standards

Asset Condition Survey (MEP & Building Fabric)

To assist with your overall asset management strategy, we can give you detailed condition surveys for primary and secondary components of each building together with commentary on issues which may affect the lettability or sale value of the property from an investor’s perspective.

Location Identification & Coding

Either as a desktop exercise (if suitable drawings available) of based upon site survey, we can develop a location classification structure which aligns to international best practice (PAS 55) This code structure will be suitable for use with all proprietary CAFM systems widely available in this market.

Sub Metering strategy

For mixed use and multi occupied developments, we can help you to develop the sub metering strategy required.  We can help you to implement the strategy through the provision of;

•  Customised Unique Bar code with company logo
•  Meter group settings.
•  Guidance on programming the tasks with your FM provider

Inventory Audit

We can undertake independent, physical stock takes of your stores or the stores of your FM provider and check the results against their reported stock holding.  We can help you to establish minimum/maximum stock levels also any ‘critical spares’ requirements ensuring that precious working capital is not gathering dust in the warehouse and stock holding is kept to a minimum.

Tools & Special Equipments Audit

Similarly, we can undertake on site audits to evaluate the condition and availability of any special tools and equipment, their financial value, life cycle implications, required maintenance, required spares, vendor information etc.
