Our dedicated team can provide you with a ‘closed loop’ service from physical asset data gathering on site, through to management of these assets on our computer aided facilities management system and recording/managing both planned and reactive service requests via our 24/7 help desk.

Background

Thiess Services Middle East utilise the MAXIMO CAFM (Computer Aided Facilities Management) system in order to manage client assets.   To date our team has surveyed, bar coded, captured and loaded the data relating to thousands of physical assets.

MAXIMO is a system that unifies comprehensive asset life cycle and maintenance management onto a single platform and allows the client organisation or outsourced service provider to effectively manage both maintenance and associated procurement.  With a comprehensive suite of reports available, the client is able to make informed decisions on asset management, maintenance strategy and operating costs. 

TSME offer a ‘one stop shop’ asset management service, we don’t just sell you software, or bar code assets, TSME will deliver a complete end to end service giving a single point of contact and the assurance that you can make informed decisions regarding your property portfolio.

Services Offered

FM Help Desk Facility

TSME currently provide a dedicated Helpdesk facility for our clients during core office hours (08:00 – 17:00 hrs, Sun-Thurs) with an on call facility outside of these hours to ensure the client receives support 24/7. This helpdesk provides a single point of contact for our client’s representative to report defects. Such requests may come in the form of an email, or via a telephone call.  The helpdesk is staffed by experienced and technically qualified multi-lingual FM Specialists.

Asset Gathering

Our team of Engineers all have a technical ‘hands on’ background and as such understand  both the type and level of information which is required by the hard FM service provider and maintenance technician alike.  Data is gathered utilising the latest PDA technology.  This data is then input into MAXIMO from which Pre Planned Maintenance regimes, Critical stock lists, Minimum/maximum stock levels and the likes are produced.

Reporting

The MAXIMO system provides a database of information relating to the location, condition, repair history and costs of all captured assets.  From this information, we can produce a suite of reports which will keep the client informed of the performance of the assets as well as identifying any trends and early warnings of potential failures or pre-mature replacements.

As well as reporting on the condition of the captured assets, we can drive off reports which detail the performance of the maintenance provider against the SLA’s and KPI’s which form part of their service contract.  These results can be provided on a ‘dashboard’ graphical basis for ease of interpretation.

Monthly analysis of SLA and KPI Performance

At the commencement of every contract, TSME asset management team will analyse the service level agreement which exists between the client and the FM service provider.  The response rates and respective KPI’s will be entered into MAXIMO and each service request logged on behalf of the client will be raised against the appropriate response category.

This will ensure, the contractor’s performance against KPI’s can be quantified and reported on a periodic basis allowing for trend analysis and continuous improvement.

Procurement Process and Sub Contractor Management

On behalf of the client or service provider, the TSME asset management team can analyse and incorporate stock inventory, minimum and maximum stock levels together with critical spares lists.  The system can be programmed to auto generate emails and orders to suppliers and sub contractors reducing the risk of human error and increasing certainty of service provision to the client.

Maintenance, Repairs & Operations

TSME also have the capability to provide planned and corrective maintenance to Mechanical & Electrical systems, equipment and components.  In this way, TSME are able to offer an integrated ‘closed loop’ solution to the client.
